Wendy Rechter heads the business, she started in Real Estate on the Mornington Peninsula in 1996. Since then she has worked in several leading Agencies throughout Melbourne, Eastern and South Eastern suburbs as a Consultant and or employee.
She is unique in the way, that she has a huge amount of knowledge in both Residential and Commercial Property Management issues and regulations.
Wendy has worked exclusively in Commercial Property Management since 2009 so her skills ensure that your property is constantly reviewed and is earning the best investment return possible.
The Owners build up a rapport and trust with Wendy so that they "leave it to her" and they just receive their rental payments at the end of the month. She also organises payments of your council rates and other outgoings from your rental income, another thing you don't have to worry about.
Over her twenty odd years of Real Estate experience, she has consulted to many Agencies to assist them to develop and upgrade their own Rental Systems and Procedures. Wendy uses her vast knowledge in this area to ensure that she operates the latest Real Estate Software system and procedures in her own business, including access whilst "on the road" and out of the office.

Buying a Commercial Property

Around July 2009 the Government brought in new rules and regulations in relation to Commercial Premises and Building codes for different types of tenancies. In amongst these new regulations were stricter maintenance and servicing of fire equipment, fire exit lighting and other “safety” measures in relation to the Building. Age of the Building and the type of tenancy operating, determines the requirements to meet the current Building Codes.
All fire extinguishers and fire hoses need to be serviced and “tagged” . Emergency and Exit lighting need to operate without power for 90 Minutes and also need to have a working globe. Building egress looks at penetrations in walls, ceilings, roofs and the like, to ensure that they are also compliant with current Building Codes. The classification of the premises needs to be compliant with the type of tenancy operating, and if it’s not then the tenants are to do whatever is necessary, at their cost, to make it compliant with the type of tenancy they are operating. However, the rules now determine that the ONUS of non compliancy sits with the OWNERS.
Another area of great concern is “clear paths of travel” this sounds like it would be something that common sense prevails but there are often things stored in front of the fire exit door or that is stored in an area that can be dangerous in minimum lighting when trying to escape. A tenant has the obligation of ensuring that their paths of travel are clear and that anything they install or use in the Building doesn’t compromise the integrity or stability of the premises. Penetrations to roofing whether small or large can cause not only water leakage problems but also a fire hazard if not sealed or sealed incorrectly.
